If the lessee does not pay rent due or is in arrears with any provision of this commercial lease agreement, the lessor may use, apply or withhold all or part of the deposit to pay an amount due from the lessor or compensate the lessor for loss or damage, without waiving any other rights or remedies, that were caused by the tenant`s delay. Within 5 days of the written notification of the lessor, the tenant will reinstate the deposit up to the total amount required by this commercial lease.
